Slate and tile are much heavier and require a more substantial structure to support the roof load. There is a vast sea of contractors out there today, who maybe gone tomorrow, making all sorts of promises and guarantees. Most residential roofing contractors are enticed to promote a certain manufacturer or brand in order to earn free trips, cash bonus, and other incentives. Kaller Roofing chooses not to do that. We will recommend the best option for your project, which could include different shingle manufacturers, and price points to help you make the decision. But almost every time Kaller is going to recommend complete removal of the existing roofing shingles. Why? It’s the better job; we repair any damage to the wood roof deck, remove and replace old critically important metal flashing details. Yes it is a bit more expensive on the front end, but on the long haul it always pays off by not having leak problems down the road. No doubt you will hear other advice saying that it’s not necessary, trying to sell you on a cheap price. The problem with that is, the devil is in the details; compare the details in the specifications that you receive. We have many beautiful, expertly installed old tile roofs in our region here in the Delaware Valley. The chances are good that your tile is still in excellent condition, but if you are having leaks it’s probably not the tile causing the problem, but some metal flashing elements that have deteriorated and need to be replaced. The tile can last for hundreds of years, the copper or tin used in the flashing has a typical lifespan of fifty to seventy five years plus. Ludowici-Celadon was and is a major tile roofing manufacturer. We salvage and stockpile many of their different types of tiles and accessories, not to mention eighty years of experience taking these roofs apart, replacing deteriorated metal valleys or chimney flashings and putting the tile roof back together again like nothing ever happened.

Flat roof technology has advanced greatly, some of us are old enough to remember roofing trucks towing a hot tar kettle. Today with the advancement of material sciences, we have many other types of systems to consider, depending on the project design and parameters. New materials such as EPDM, TPO, PVC, Mod-Bit and others which we can help you understand what’s best for your project.
Flat roofs are critically important to get right, because they are “flat roofs”. Water doesn’t rapidly drain away such as on a slope roof. Perhaps you have a ponding condition on your flat roof that requires attention with new tapered roof panels to provide positive pitch towards the drain. Proper flashing details need to be expertly completed at all drainage, side walls, chimneys and any other building elements that intersect the flat roof. So if a problem exists with the adjoining carpentry or masonry that needs repair in the course of the project, Kaller has the in-house manpower to perform the project in its entirety.
The first step in flat roof work is almost always the recommendation to remove the existing deteriorated roofing materials and flashing. Next inspect the roof deck for any needed repairs due to leaking and deterioration. Roofing over existing roofing materials only leads to problems. Many contractors look to skip the removal process because it is labor intensive, cost of debris removal, ability to address the underlying roof deck or adjacent wall, chimney, window, etc. deterioration. Putting a new roof on top of an old roof traps the moisture that will later vaporize and blister the new roof. Think about it like putting new rugs in your house on top of the existing rugs.
Our area is rich with the history of cedar roofing shingles. And for much of our older architectural styles such as a Colonial era farmhouse, it is the only honest restoration choice. That look of course is duplicated today in many of our nicely built classic style cedar roofed homes. The difference today is the quality of the cedar shingles being offered. There is a big range in cedar product today because of the scarcity of true “heart wood” cedar. Years ago the forestry industry was much different, and the grading specifications much stricter. Kaller Roofing can help you understand the difference between high quality 100% vertical grain vs. flat grain cedar shingles. They both look the same when they are new, but a few years down the road they don’t. Cedar shingle appearance, availability and natural decay resistance is how it became a design choice back in the day. It still can be today if done correctly.
